Justin began working along-side his brother and father in Cajoli as an early teenager. Justin found his callings in welding, excavation, rebar and concrete and all areas of the operations of Cajoli. His skills within the operation are what sets him apart.

Jessie following the family tradition started working for Cajoli as a young teenager - again earning his Stripes learning excavation, concrete, landscaping in the Home and Municipal markets and expanding their winter snow removal contracts throughout the greater Montreal Area.
Lance began his work renovating an Ancestral home with his mother Joyce in Lacolle, Quebec. His passion for renovations and older home restoration led the co-founding of St. Jacques Taylor Townend and quickly becoming a leader in the structural restoration of Older Buildings as they just seemed to find him. In 2023, Lance and Terry co-founded OPA Renovations to continue the family business of quality Renovations. His passion for Structures led the creation of S.A.F. Groupe
Terry began working for STT Inc as soon as he could earning his stripes doing only demolition for his first year. He then began to master all facets of home renovation work shining in all areas to establish himself as a serious craftsman. Terry's passion to work in a family run business shows in all the work he does.

Remplacement de la fondation – Base en pierre d’un immeuble à copropriétaires datant de 1922 – Centre-ville de Montréal
Foundation Replacement - Stone Base of 1922 Multi-Owner Building - Downtown Montreal
Ce projet a débuté par la découverte d’une plinthe dans une chambre qui était gonflée et manifestement saturée d’humidité. Lorsque nous avons retiré la plinthe ainsi que le mur derrière celle-ci, nous avons constaté que la partie inférieure du mur s’était détériorée jusqu’à devenir de la terre. Ce mur a été remplacé à l’intérieur de la résidence; toutefois, cette situation nous a amenés à procéder à une excavation dans la cour intérieure, à l’extérieur du mur. C’est alors que nous avons découvert un mur de fondation en pierre d’ardoise qui, bien qu’assez épais, n’était pas structurellement adéquat.
À la suite de l’inspection de notre ingénieur en structure, il a confirmé que la pierre devait être remplacée et que nous devrions trouver, à environ 10 pieds de profondeur, une couche d’argile compactée — ce que nous avons effectivement confirmé lors de l’excavation. Nous avons reconstruit les murs de fondation de la cour intérieure en utilisant la terre comme fond de coffrage, en réalisant une semelle de 3 pi × 3 pi et des murs d’une épaisseur variant entre 21 po et 24 po.
Les murs de fondation ont été scellés à l’aide d’une membrane élastomère, la surface étant suffisamment lisse pour permettre son application, puis recouverts d’une membrane alvéolaire en plastique. Des Towers Soleno ont été installées afin de permettre un accès direct au drain français et, comme toujours, nous avons remblayé et compacté de la pierre nette de 3/4 po afin d’assurer un drainage maximal.
This project started with a baseboard inside a bedroom that was swollen and obviously had a lot of moisture within it. When we removed the baseboard and the wall behind it, we discovered that the lower section of the wall was deteriorated into earth. This wall was replaced within the home, however, it lead us to excavate within the courtyard on the outside of the wall and that is when we saw a slate stone wall as a foundation - which although quite thick was not structurally sound. After an inspection from our Structural Engineer, he confirmed that the stone needed to be replaced and that somewhere around 10 feet we should find compacted Clay - which we confirmed when we excavated. We replaced the interior courtyard foundation walls using the earth as the back of our forms - providing a footing of 3' x 3' and walls of between 21" to 24" in thickness.
The foundation walls were sealed with an Elastomeric Membrane as the surface was smooth enough to do so and finished with a Plastic Expansion Wrap. Soleno towers were installed to provide ready access to the French Drain and as always, we backfilled and compacted 3/4" net stone for maximum drainage.
French Drain & Structural Retaining Wall, Upper Westmount
This project took place over 2 years. Within the basement of the home there were a total of 4 sump pumps and yet the basement still had evidence of water making its way to the slab. Being built on bedrock with a significant slope, geologic maps and historical data confirmed that an underground river had been diverted over time and that water was traveling on top of the bedrock underneath and around the home. Excavation and removal of all earth in the back of the home confirmed the presence of continual water movement. 3 Soleno towers attached to the home with 6" drainage pipes and hydrostatic concrete diverted the water at the back of the home to the Eastern side of the property one summer. With the water managed, we were able to safely replace a degraded supporting wall at the edge of the property with a total of 12 built in flower planters with built in irrigation and lighting both surface and side mounted. Soleno towers were installed at the side of the home with the same hydrostatic cement installation to ensure the waters continuous management away from the structure. A small Sunken English court of Pavers and River Rock and the reuse of the previous Pavers all provided a usable and luxurious finish to the extensive project.

Upper Westmount
Ce projet s’est déroulé sur une période de deux ans. Dans le sous-sol de la résidence, il y avait au total quatre pompes de puisard, et malgré cela, des signes démontraient encore que l’eau atteignait la dalle.
Construite sur le roc avec une pente importante, des cartes géologiques et des données historiques ont confirmé qu’une rivière souterraine avait été déviée au fil du temps et que l’eau circulait au-dessus du substrat rocheux, sous et autour de la maison. L’excavation et l’enlèvement de toute la terre à l’arrière de la résidence ont confirmé la présence d’un écoulement d’eau continu.
Un été, trois tours Soleno raccordées à la maison, munies de conduites de drainage de 6 po et d’une installation en béton hydrostatique, ont permis de détourner l’eau à l’arrière de la résidence vers le côté est de la propriété. Une fois l’eau maîtrisée, nous avons pu remplacer en toute sécurité un mur de soutènement détérioré en bordure du terrain, en y intégrant un total de 12 jardinières encastrées avec système d’irrigation intégré et éclairage, à la fois en surface et latéral.
Des tours Soleno ont également été installées sur le côté de la maison avec la même application de ciment hydrostatique afin d’assurer une gestion continue des eaux loin de la structure. Une petite cour anglaise en contrebas, aménagée avec des pavés et de la pierre de rivière, ainsi que la réutilisation des pavés existants, ont permis d’offrir une finition à la fois fonctionnelle et luxueuse à ce projet d’envergure.
